This apartment community boasts a six-story concrete and wood-framed structure that utilized Type III construction methods and includes 343 apartments. To help reduce the number of code required exterior fire rated bearing walls, the structural system utilized roof top girder trusses and part wall to party wall joist framing. The building employed both post-tensioned slab on grade and pier foundation systems. Lobby spaces and some at grade parking were accommodated with the use of an elevated post-tensioned concrete slab. Additionally, the wood framed apartments wrap around a precast parking garage set into the side of the hill. The number of different building systems and the large grade differences across the site required extensive communication with the architect and civil engineers along with intelligent detailing to maintain efficient design and construction methods.
