Reflecting two eight-story buildings that stand proudly side-by-side, this project includes 254 apartment housing units in Downtown Denver. The upper level framing system utilized cold-formed steel bearing walls with a composite steel deck and concrete floor. This system did not require the use of floor joists reducing the floor depth significantly and allowing for additional floor to floor space while reducing overall building heights. Due to a high water table, a matt slab foundation was used with a “bath tub” water proofing approach to avoid the need for a dewatering system and potential treatment of the ground water saving costs for the project. Due to multiple grade changes on the buildings combined with underground parking that extended beyond the upper building footprint, unique detailing had to be utilized with PT transfer beams to allow for the appropriate stepping conditions.
