Construction: Light Frame Wood 5 over 1 PT podium and CIP parking garage

This type III building Featuring 383 upscale apartment homes surrounds a courtyard and six-story parking garage. The wood framing system utilized roof top girder trusses and part wall to party wall joist framing to reduce the number of exterior fire rated bearing walls. The apartments offer panoramic views of downtown Denver and the soaring Rocky Mountains, and the building grows to six stories on the south side with an enhanced view of the sweeping vistas, the added story not allowed with wood framing was accomplished by utilizing a level 2 elevated post-tensioned concrete slab. Special detailing was required at the edges of the partial podium that abutted the adjacent wood framing. Due to sub-par soil profiles in the area a rammed aggregate pier or “Geopier” system was installed to reinforce the soil and allow for the use of a spread footing foundation system
