This residential community features a four-story wood-framed building with a post-tensioned slab on grade. Its northern loop surrounds a precast concrete parking garage on spread footing foundations. Maintaining two independent buildings systems between the precast and the apartment alongside a number of lower-level breezeways was of the utmost importance, therefore, the use of the PT foundation system removed the need for larger pad footings and an easier integration between the two systems. The spacious layouts and ample amenity spaces required close coordination with all disciplines to account for non-stacking unit framing above while maintaining the openness required by the spaces, access for mechanical systems, and cost effective framing methods.
