One of first Type III light framed wood projects in Colorado, this five-story wood-framed building wraps around a precast parking structure. Overall, the entire building features 281 apartments and 449 parking spaces. Structurally this building utilized girder trusses parallel to the exterior wall to minimize the number of code required exterior fire rated bearing walls. Ridged diaphragm designs were also utilized to reduce the number of exterior shear walls that would require fire retardant sheathing. Intense coordination was needed between the architect and the city for this unique construction type in Denver.
