The Casey Apartments

Location: Denver, CO
Client: Millcreek Residential
Architect: Shears Adkins Rockmore Architects
Size: 6 Story, 187 Units
Building Type: Type I & III
Construction: Light Frame Wood with Underground Parking

The Casey features 187 luxury apartments housed in a wood-framed structure that is six stories tall and features underground parking. The wood framing system utilized Type III construction methods to allow for the additional building height. This system requires the use of expensive fire rated bearing walls at the exterior which were reduced across the project with the inclusion of girder trusses installed parallel to the exterior walls. Additionally, to help control costs, the use of top chord bearing floor trusses throughout the building reduced and eliminated the requirements for blocking and rim boards. Meanwhile, the use of a zero lot line with offset spread footing foundations maximized the building footprint adding to the spacious floor plans.
