Construction: Pier foundation with Post Tensions concrete slab above below grade parking. Light Framed wood construction above with a portion of composite steel framing above retail.

Built in 2012, this project features 380 market-rate apartment units. The building itself is a four-story wood frame structure with a single-level underground parking garage, which was designed using a post-tension concrete slab and steel frame composite metal deck with concrete topping maximizing flexibility and controlling costs. The unique and impressive architectural features that accent the building required larger than normal overhangs in the wood framing system. This was accomplished with specialized detailing and the use of glulam beams avoiding the need for steel framing and allowing the natural beauty of the wood construction to stand out.
